MINUTES OF THE 490th REGULAR MEETING
HELD BY THE CITY PLANNING COMMISSION

y, January 29, 1985, the City Planning Commission of the City of Livonia
held its 490th Regular Meeting in the Livonia City Hall , 33000 Civic Center Drive,
Livonia, Michigan.
Mr. R. Lee Morrow, Chairman, called the meeting to order at 8:00 p.m.
Members present : R. Lee Morrow Donald Vyhnalek Jeanne Hildebrandt
C. Russ Smith Herman Kluver Sue Sobolewski
Joseph J. Falk Michael Duggan
Members absent: Donna J. Naidow
On a motion duly made by Mrs. Hildebrandt , seconded by Mr. Falk and unanimously
adopted, it was
#1-14-85 RESOLVED that, pursuant to a letter dated .January 9, 1985 from
Leon Zolkower requesting a one-year extension of the approval of
the Preliminary Plat for Windridge Village Subdivision No. 4 pro-
posed to be located south of Eight Mile Road, west of Gill Road in
the West 1/2 of Section 4, the City Planning Commission does hereby
grant an extension for a period of one year from the date of this
resolution subject to all of the conditions that were attached and
made part of the original approval of the subdivision plat as set
forth in Planning Commission Resolution #9-143-79, adopted on
ILAugust 7, 1979.
Mr. Morrow, Chairman, declared the motion is carried and the foregoing resolution adopted
A motion was made by Mr. Kluver to table Item No. 2 on the agenda, a motion by the
City Planning Commission on its own motion to amend Section 11 .03(m) of
Zoning Ordinance #543 to provide for the location of rustproofing
businesses as waiver uses in C-2 Districts.
There was no support for Mr. Kluver' s motion and Mr. Morrow, Chairman, declared the
motion fails.
On a motion duly made by Mr. Smith, seconded by Mr. Vyhnalek and unanimously adopted,
it was
#1 -15-85 RESOLVED that, pursuant to Section 23.01 (b) of Zoning Ordinance #543,
the City Planning Commission does hereby establish and order that a
public hearing be held to determine whether or not to amend Section
11 .03(m) of Ordinance #543 to provide for the location of rustproof-
ing business as waiver uses in C-2 Districts; and
FURTHER, that notice of the above public hearing be given in accordance
with Section 23.05 of Zoning Ordinance #543, as amended .

IVOn a motion duly made by Mr. Falk, seconded by Mrs . Sobolewski and unanimously adopted,
' it was
4 #1-16-85 RESOLVED that the minutes of the 489th Regular Meeting and Public
Hearings held by the City Planning Commission on January 15, 1985,
are approved.
Mr. Morrow, Chairman, declared the motion is carried and the foregoing resolution adopted.
On a motion duly made by Mrs. Hildebrandt, seconded by Mr. Duggan and unanimously
adopted, it was
#1-17-85 RESOLVED that, the City Planning Commission does hereby recommend to the
City Council that Sign Permit Application #1317 by John Dinan requesting
to erect three ground signs on the northeast corner of Farmington Road
and Lyndon Avenue in Section 22 be denied for the following reasons :
(1 ) The Sign Permit Application proposes an excessive number of signs
since one sign is sufficient to properly identify the office complex.
(2) The proposed signage would constitute a hazard to traffic because
it would require persons traveling the Farmington Road thorough-
fare to read three identical-appearing signs instead of one
project sign.
(3) There is no need for more than one project sign since all of these
buildings are identical , the parking lots are interconnected, and
the tenants can be identified with a sign directory adjacent to the
building entrance.
(4) The proposed signage is contracry to the aesthetic image sought to
be attained by the City in the Civic Center Area by the limitation
of unnecessary and unwarranted commercial signs.
Mr. Morrow, Chairman , declared the motion is carried and the foregoing resolution adopted.
On a motion duly made , seconded and unanimously adopted, the 490th Regular Meeting
held by the City Planning Commission on January 29, 1985 was adjourned
at 8:30 p.m.
