HomeMy WebLinkAboutPLANNING MINUTES 1977-12-20 MINUTES OF THE 320th SPECIAL 6603 MEETING HELD BY THE LIVONIA CITY PLANNING COMMISSION On Tuesday, December 20, 1977, the Livonia City Planning Commission held its 320th Special Meeting in the Engineering Building, 13325 Farmington Road, Livonia, Michigan. MEMBERS PRESENT: Daniel Andrew Suzanne Wisler Esther Friedrichs Judith Scurto Jerome Zimmer William DuBose Lee Morrow MEMBERS ABSENT: Herman Kluver Joseph J. Falk Messrs. John J . Nagy, Planning Director; H G Shane, Assistant Planning Director; Ralph Bakewell , Planner IV; Edward Wild, representing Trinity Baptist Church; and Richard Lux, of Volk & London Architects for the Church, were also present at the meeting. Mr. Andrew called the meeting to order at 9:20 pm. On a motion duly made by Mr. Zimmer, seconded by Mrs. Friedrichs, and adopted, it was #12-283-77 RESOLVED that, pursuant to a Public Hearing having been held on December 13, 1977 on Petition 77-11-2-25 as submitted by Volk and London, Architects for Trinity Baptist Church, requesting waiver use approval to construct a home for the elderly on the north side of Six Mile Road between Haggerty Road and the 1-96/275 Freeway, in the Southwest 1/4 of Section 7, the City Planning Commission does hereby recommend to the City Council that Petition 77-11-2-25 be approved for the following reasons : 1 ) the proposed use fully complies with the P.S. District regulations, as well as the provisions of Section 19.06, General Waiver Requirements and General Standards of the Zoning Ordinance, and 2) the proposed use is planned as an integral part of an overall senior citizen housing and care facility subject to the following conditions: 1 ) that Site Plan #1793-A, revised 12/16/77,prepared by Volk and London Architects is hereby approved and shall be adhered to; 2) that Building Elevations as shown on Plan #1793-A, Sheet No. 7, are hereby approved and shall be adhered to; 3) that Landscape Plan as shown on Plan #1793-A, Sheet No. 2. , revised 12/16/77, is hereby approved and shall be adhered to; 4) that all landscaping shall be installed on the site before a Certificate of Occupancy is issued and shall be permanently maintained in a healthy condition; and 5) that no signs shall be erected or attached to the buildings without prior approval of the Planning Commission. • ' 6604 FURTHER RESOLVED that notice of the above Public Hearing was pub- lished in the official newspaper, the Livonia Observer, under date of November 23, 1977, and that notice of such hearing was sent to the Detroit Edison Company, Chesapeake & Ohio Railway Company, Michigan Bell Telephone Company, Consumers Power Company, and City Departments as listed in the Proof of Service. A roll call vote resulted in the following: AYES: Andrew, Scurto, Morrow, Zimmer and Friedrichs , Wisler, DuBose NAYS: None Mr. Andrew declared above motion carried and foregoing resolution adopted. On a motion duly made, seconded, and unanimously approved, the 320th Special Meeting of the City Planning Commission on December 20, 1977 was adjourned at 9 :35 pm.
